Pressure Washing vs Soft Washing: Which One Your House Actually Needs

Most people use "pressure washing" to mean any exterior cleaning involving a hose and a machine. In practice there are two different methods, they suit different surfaces, and using the wrong one is the single most common way a cleaning job turns into a repair bill.

Pressure washing is what it sounds like: water at high pressure doing the work mechanically. On concrete it is excellent. A driveway, a patio, a pool deck, a sidewalk — these are hard, dense surfaces that shrug off pressure, and a surface cleaner attachment pulls years of grey film and algae off them in a single pass without leaving the wand stripes you get from waving a nozzle around by hand.

Soft washing is the opposite trade-off. Low pressure — often not much more than a garden hose — combined with a cleaning solution that does the work chemically instead. It is slower to look dramatic, but it kills algae, mold and mildew at the root rather than blasting the visible layer off the top, which is why soft-washed surfaces tend to stay clean considerably longer.

The surfaces that demand soft washing are the ones people most often get wrong. A roof is top of that list. Those black streaks on shingles are algae, and high pressure aimed at them strips the mineral granules that protect the shingle from UV. You get a clean roof and a shorter roof life, and most manufacturers will treat a pressure-washed roof as grounds to void the warranty. Painted siding is the second: high pressure drives water up behind lap joints and into the wall, where it has no fast way out.

The short version: concrete, most fencing and hard flat surfaces take pressure. Roofs, painted siding, screens and anything with a seam water can be forced behind get soft washed. If someone quotes you a roof clean and describes it as pressure washing, that is worth a follow-up question before they start.
